Terms and Conditions~
STEP 1 - A Burke Family Plumbing professional will first need to schedule a visit to your home to assess your current water heater to make sure it is installed properly, has the proper ventilation, check for a shut-off valve on the fill line, check to assure all gas and water supply lines and electrical connections are connected properly and working within the Texas State Board of Plumbing Examiners code and compliance guidelines.
STEP 2 - Licensed plumber will check the overflow pan for debris, check the external filter, check the burner filter, check the burner and check for leaks.
STEP 3 - Licensed plumber will drain the tank to clean out any sidements, check the safety valve, remove the anode rod to inspect for corrosion and look inside tank to assure the tank is not damaged or corroded internally.
Note*- Upon full inspection, if the water heating unit is deficient or damaged and does not meet regulatory condition requirements, Burke Family Plumbing, LLC is not allowed to reconnect the unit without making the necessary repairs as required by law for the safety of the homeowner. The water tank will not qualify for the lifetime guarantee and the licensed plumber will recommend purchasing a new tank at that time. Burke Family Plumbing, LLC will do everything possible to provide you with a new AO Smith tank and all replacement parts in the most expedient manner possible. All parts and labor for a replacement tank will come with a manufacturers warranty and Burke Family Plumbing labor warrantee as well.
STEP 4 - Licensed Plumber will make all necessary repairs as needed. May be any or all of the following; add a dedicated shut-off valve to the fill line, clean or replace dirty or missing filters, repair drain valve, clean or replace burner orifice, replace anode rod and/or the tank itself.
STEP 5 - First adding a biodegradable descaler solution to reduce any sediment build up in the tank and water lines throughout the home, the tank will be refilled, the gas or electric reconnected, the burner pilot lit and the temperature set to the proper setting.
STEP 6 - Licensed plumber will provide the Burke Family Plumbing, LLC Scheduled Maintenance Agreement. Our licensed plumbers will come to the home on a regular schedule to check, service and maintain your water heater.
OUR LIFETIME GUARANTEE - With the previous 6 STEP qualifying service completed and the regular scheduled maintenance being performed, Burke Family Plumbing, LLC guarantees you will never need to buy a new water heater for that home as long as you live there and is transferrable upon sale.
Any normal mechanical reason the water heater needs to be replaced, Burke Family Plumbing will purchase and install a new AO SMITH quality residential unit including all parts and labor at no additional charge.
